Campo Verde is a large and very charming 17th century farmhouse located 2 hours north of Rome, near Spoleto, at the edge of and walking distance to a small medieval village.  Completely restored from 2003-2009 attention was paid to the beautiful original features – like exposed stone walls and beamed ceilings while adding modern comforts, like under-floor heating. Campo Verde offers a private home-away-from-home for a discerning group of 18 - 25 people wishing to discover the pleasures and treasures of Umbria in an authentic environment.  In all there are 10 bedrooms and 9 bathrooms in addition to an on-site 2-roomed cottage with resident manager.  This area of Umbria, near Spoleto, is one of the most beautiful in Umbria in the foothills of the nearby mountains.    

The farmhouse was carefully designed to provide both peaceful places of retreat and areas inside and out to dine, work and play together as a group. Quiet garden areas, an orchard, an enclosed courtyard and a split level terrace overlooking the pool, provide a variety of options for recreation and dining.  There is parking inside the gates for 8-10 cars.  Campo Verde is available either for self-catering groups or fully staffed and is comfortable in summer or in winter when the warm floors and the large fireplaces make it very cozy. Behind the dining courtyard, is an expanse of less tamed garden with many trees and shrubs creating shade and privacy for anyone wanting to escape. 

The Villa is furnished with authentic Umbrian antiques but the bathrooms are modern and there is an effective mix of old and new throughout.

Living / sitting rooms
Campo Verdeoffers guests a choice of living rooms because there are three each with a fireplace.  One has a wall-mounted TV and a library.  There are also ample places to sit outside on various terraces. There is a large deck above the pool with 14 deck chairs. These can be moved to the grassy area beside the pool.

Dining
Large dining room inside and between the pool and the kitchen is a nice terraced area with tables and chairs for dining al fresco. Behind the house is a semi-enclosed courtyard which creates another private area for evening dining. 

Kitchen
The villa has a large modern kitchen and separate preparation room, cold storage rooms and traditional Umbrian “alla brace” cooking fireplace inside and BBQ outside. A local chef is on call to come and cook for groups on request.  The kitchen has two ovens, a microwave, two large refrigerators, two dishwashers and a freezer. There is also a laundry room with two clothes washing machines.

The bedroom layout is not easy to describe, as it is a maze!  There are 7 suites and 5 of them have one bedroom and en suite bathroom.  Two suites have two bedrooms suitable for a family sharing a bathroom. One of these has an extra room with a shower. View the description given below with the floor plan to try to understand bedroom configuration. The bed configurations are flexible if you inform the staff in advance.
