Villa Magnolia is a beautifully restored stone house in the ancient style of Tuscany, but fully modern in its appointments, set on a hill with lovely views. It is located than 1.5 km from the lovable hill town of Cetona, so it is quite possible to walk to town to pick up your fresh panini and cappuccino. A gardener comes to tend the property and maintain the pool, and his talent is obvious from the lovely plantings including magnolia, palms, cherry and apple trees and flowers. From the windows and the large garden one can enjoy a view of the countryside and the beautiful and ancient hill town of Cetona.

The location, in southern Tuscany (near the border of Umbria), is perfect for exploring Montepulciano, Siena, Arezzo, Cortona, Perugia, Assisi, Orvieto and all of the other enchanting towns in Umbria and southern Tuscany, yet guests can travel by rail to Florence in about 1.5 hour (north) or Rome 1 hour (south) from nearby Chiusi. Guests may arrange in advance for babysitting, bicycle rentals or a visit to one of the nearby spas. Or, space your artistic day adventures with time spent relaxing in Cetona's charming piazza and experience village life. This area is the chic, new place for northern Italians to own villas. It is beautiful, relatively undiscovered by tourists and has many recommended restaurants to try and fine wines to sample.

An avenue of cypress trees leads to the automatic gate. Once inside, guests will experience the tranquillity of the lush gardens and the total privacy. The grounds offer a large 12 x 7-meter pool, a BBQ, a patio and a pergola covered in flowers and furnished to seat 12. Inside the villa are a large entrance hall with arches, dining room divided by an arch from the living room (which has French windows opening onto the patio), den with TV, powder room and a lovely and well-equipped eat-in kitchen.

An elegant stairway leads from the hall to the next floor where there are 5 bedrooms and 4 bathrooms. The single bedroom (with fireplace) and a bedroom with large double bed share a bathroom with shower. The other three bedrooms have bathrooms en suite. One has twin beds (can be made up as king or twins) and a bathroom with shower en suite. One master bedroom has a king-sized bed and a bathroom with bathtub and a private patio with steps leading to the garden and pool. The other master bedroom has a fireplace, large (matrimoniale) bed and bathroom with shower en suite. There is also a laundry room with washing machine. Other appointments include dishwasher, telephone and central heat.
